Requirements

  • Tenant(s) must pass credit & background checks 

  • Background and credit check fees are required 

  • Tenant(s) must have 3x rent in verifiable stable income 

  • No 3rd party rent payments are accepted

  • Tenants must have the ability to have utilities in their name 

  • Tenants must be capable to make online rent payments via the internet or smart phone app

  • Property & yard is to be maintained and clean at all times

  • Tenant(s) must have good rental & bill payment history 

Frequently Asked Questions

  • Pets are welcome, however fees will be required depending on quantity,  size, and breed

  • Rent is due on the 1st

  • Automatic late fees (10% of rent) are assessed after the 3rd

  • 3 day notice for eviction posted on the 5th

  • On the 10th (or next business day) everything is handed over to an attorney and case is filed

  • 1st month rent and move in fees are required before move in 

  • Bank account required for online bill pay; tenant controls account 

  • Short term tenancy may require higher rent

  • Utilities are tenants responsibility (on most properties)

Typical Tenant Application Process In Order:

  • Most applicants find our listing through Zillow and apply using their built-in application. This is the cheapest and simplest option that we’re currently aware of.

  • Submit any extra documents or paper work that is requested

  • In person tour of property 

  • Approval (Based on most qualified applicant , not 1st to apply)

  • Lease signed

  • In person meeting for questions and go over everyone’s responsibilities 

  • Move in fees and 1st month rent due at lease singing & keys turned over

  • Move in and enjoy your new home!
